Evolution of the Real Estate Industry
Sheila Botting, Partner and Canadian Real Estate and Construction Leader, Deloitte
Sheila Botting is Partner and Canadian Real Estate and Construction Leader, and a member of Deloitte’s Global Real Estate and Construction Executive. Sheila is responsible for Deloitte’s full service offering to the real estate industry, and real estate services for other clients which includes some 600 employees operating across 56 Canadian markets. She was also responsible for Deloitte’s corporate real estate program and led the transformation of the firm’s office portfolio of almost 2 million sf across Canada.
Sheila has provided extensive real estate expertise to corporations, government, real estate companies, investors, pension funds and others involved in the industry. She is renowned in her knowledge and expertise in commercial real estate, working with many clients in the public and private sector across Canada and around the globe. Sheila led Deloitte’s own corporate real estate strategy and implementation program across Canada including the almost 2 million sf portfolio including Toronto’s Bay Adelaide East tower, Montreal’s Deloitte Tower and others including St John’s, Sherbrooke, Ottawa, Winnipeg, Regina, Calgary and Langley. Her vision and expertise have helped Deloitte to transform its Workplace of the Future, resulting in significant workplace improvements, productivity gains and cost savings across Canada. In 2016, Toronto Life named our new Deloitte Tower as the best new office workplace. As a result, many of our clients have engaged Sheila and her team to transform their own offices and investigate the corporate real estate operating models.
Real estate advisory experience:
Mrs. Botting and her team have worked with numerous clients with a wide range of commercial real estate issues including investment and asset management, location strategy, footprint optimization, financing, development, valuation, portfolio analytics and corporate real estate matters. The list of profile assignments led by Sheila and her team are abundant and include the largest assets and portfolios in the country. Most recently, Sheila has led multiple profile assignments including multiple pension fund’s real estate portfolio review, real estate valuation of multiple portfolios and assets, land development strategies, retail strategies, corporate workplace and office strategies. Recent high profile assignments include the City of Toronto’s City wide real estate review, City of Hamilton’s Waterfront Transformation, Ontario Place review, multiple corporation’s real estate and workplace strategy, retail footprint and supply chain strategies and many other substantial assignments across Canada and around the globe.
Prior to joining Deloitte, Sheila was the Executive Managing Director of Cushman and Wakefield, a leading full services professional firm, and she also was on the global leadership team for the Advisory practice. Sheila is a Fellow of the Royal Institute of Chartered Surveyors, FRICS, a Fellow of the Institute of Management Consultants, FCMC, and an Honorary Accredited Appraiser with the Appraisal Institute of Canada, AACI. She is a graduate of the University of Waterloo’s School of Environmental Studies, MA, and a participant in the Pragma Council of the School of Urban and Regional Planning. Sheila routinely speaks about the commercial real estate industry to a wide range of industry associations and organizations including the prestigious Real Estate Forums, National Association of Office and Industrial Professionals, Toronto NAIOP, CORENET, Construction Association and many others. She is a past board member for Toronto NAIOP and Past Chair of the NAIOP REX Awards that provides distinction within the Toronto commercial real estate industry. She is also a founding Director and current member of Toronto CREW, and a member of the Urban Development Institute and CORENET. She has recently won the Junior League of Greater Toronto’s Women at the Top Award, and the CREW Network Global Women Leadership awards which has been offered to only 1 Canadian previously.

Michael Brooks, CEO, Real Property Association of Canada:
Michael is the Chief Executive Officer of REALPAC,since 1997, the senior Canadian trade association for large public and institutional investment real estate companies, an Adjunct Professor at the Ted Rogers School of Management, Ryerson University, and a former commercial real estate lawyer, Aird and Berlis LLP. REALPAC represents the investment real estate industry in government relations, public relations and standard setting. Michael has represented the Canadian real estate industry in all major policy initiatives with governments at all levels. Michael is the author of Canadian Commercial Real Estate: Theory, Practice , Strategy, the first national textbook of its kind in Canada.
Toni Rossi ,President, Real Estate Division, Infrastructure Ontario:
A 25 year Commercial Real Estate professional, Ms. Rossi leads the planning, transactions and overall management of the Province of Ontario’s 46 M sq.ft and 150 thousand acre Realty Portfolio and recently served as Interim President and CEO. Ms. Rossi was a key member of the Executive Team merging Ontario Realty Corp, ORC, and Infrastructure Ontario, IO, in 2011. Toni has held the position of EVP of Real Estate and Lending, SVP, Development and Project Services and VP, Strategic Asset Management at IO and ORC. Before joining the Crown Corporation, Toni was in Development at Oxford Properties. The majority of her Real Estate career was with Cadillac Fairview where Toni held many retail and office property management, business reengineering, national operations and marketing positions culminating as GM TD Centre. Toni graduated from the University of Toronto and holds an Honours BPHE and her ICD.D from Rotman’s Institute of Corporate Directors. A passionate volunteer and fundraiser for many not for profit organizations, Toni is currently serving as Director on the National Board of Habitat for Humanity Canada. She previously served as Chair of the Board for Habitat Toronto, was the First Chair of the largest Canadian Women Build in Toronto and inaugural Board Chair for a small Canadian Olympic Athlete’s Fund. An active mentor and member of industry associations, Toni is currently serving on Ryerson Real Estate Advisory Board, and Urban Land Institute, ULI, Advisory Board. Toni was Co Chair of the Women’s Leadership Initiative, WLI, Committee and has held positions on the Board for Toronto CREW, Toronto’s Legacy Committee and Toronto CivicAction Committees.
